Best Sober Living Software (2026)

The best sober living software is the one that fits what you run: a single peer-run house, a multi-house operation, or housing alongside a licensed treatment program. Operators comparing options usually end up with the same short list: Behave Health, Oathtrack, One Step Software, Sober Living App, Sober Living Companion and Sobriety Hub. Three of the six publish prices; three do not. This page puts the published numbers in one table with sources, describes each option from its own website, works the math for three sizes of operation, lists eight things to check, and explains how switching works.

What sober living software is

Sober living software is the system of record for a recovery residence. It replaces the spreadsheet roster, the rent ledger in a notes app, the drug test binder, and the group text where passes get approved and forgotten. A typical platform holds one record per resident: house and bed, move-in date, fees owed and paid, drug and breath test results, curfew and meeting check-ins, passes, chores, documents, and signed agreements. Most also give residents something on their own phone, though what that includes and whether it costs extra varies by vendor.

It is a different product from an electronic health record. An EHR is built for clinical charting and insurance billing at a treatment program. A recovery residence is housing, and its daily work is beds, fees, accountability and documentation. One vendor here, Behave Health, positions itself as an EHR and all-in-one platform; the rest are housing tools. If you need clinical records, that decides the choice before price does.

Sober living software compared: 2026 pricing table

Every price below comes from the vendor's own website, checked October 4, 2026, with the source linked so you can confirm it yourself. Vendors that do not publish prices are marked quote-based. Our own row is highlighted.

Sobriety Hub's processing rates apply on top of the subscription when residents pay through it. Oathtrack's price is per bed, so the examples further down multiply by every bed in the house.

Below, each option on its own, in alphabetical order: what it is, how it is priced, and what residents get. Each description restates the company's own website as of October 4, 2026. We have not tested other vendors' products, and prices change, so confirm on their sites.

Behave Health

• What it is: A platform for behavioral health organizations, from recovery residences up to licensed outpatient, residential and inpatient providers, that combines admissions (CRM), clinical records (EHR), insurance billing (RCM) and operations in one system. Plans are organized by setting: LITE (1 to 3 homes) and PRO (3+ homes) for recovery residences, ERR for recovery community organizations, and EHR for licensed providers. It says it supports HIPAA and 42 CFR Part 2 and signs a Business Associate Agreement.
• Pricing: Quote-based. Not published; every plan is “Contact for pricing,” with a written quote.

Oathtrack

• What it is: Software for recovery residences, from one home to multi-house organizations, covering resident records, billing, drug testing and staff messaging, with unlimited staff users on every plan. Randomized drug-test selection is on the Professional and Diamond plans.

• What it is: Software for sober living and recovery residence operators that want check-ins, intake forms, outcomes tracking and automated rent collection in one place. Its site describes resident check-ins with geolocation, an outcomes dashboard covering length of stay, referrals, move-outs and employment, and customizable intake forms and workflows.

Sober Living App (by Behave Health)

• What it is: A housing-focused platform from Behave Health, built only for recovery housing operations, for operators from 1 to 3 homes to multi-home organizations. It covers admissions, resident records, billing, and UA and breathalyzer test records, with role-based permissions, and runs in a web browser on a computer, phone or tablet.
• Pricing: Quote-based. Not published; both plans, LITE (suggested for 1 to 3 homes) and PRO (3+ homes), are “Contact for pricing.”
• Resident app or portal: A web resident portal with check-ins, agreements and test results; the client portal is included in LITE.

Sober Living Companion

• What it is: Housing-operations software for peer-run sober living homes and recovery residences, from one house to many, on the web and on iPhone and Android. It covers houses and beds, rent and payments (card through your own Stripe account, cash, check, Zelle, Venmo, Cash App, custom payment links and optional monthly card auto-pay), e-signed agreements with reusable templates, custom forms and online application links, drug test logging, meeting and curfew check-ins, documents, medications, and outcome measures with exports for funders. Owners and house managers each get their own role. It is run by Empower Next Project, a 501(c)(3) non-profit in Sacramento, California. It is not an EHR: no clinical charting, insurance billing or public API.

• What it is: A recovery-specific platform for sober living and recovery housing operators, from under 10 beds to 450+ in its own words. Its site describes outcomes reporting on length of stay, discharges and readmissions, and onboarding that builds your custom forms and migrates resident data.
• Pricing: Per staff user. $75 per full staff user per month ($65 paid annually), $25 per client-manager user ($20 annually), resident users free, plus a one-time $250 onboarding fee. Card processing 3.9%, ACH 1.2%. No free trial; month-to-month.
• Resident app or portal: Free iOS and Android resident app for paying fees, submitting forms and messaging staff.

Three worked cost examples

Assumptions: monthly billing unless noted; Sobriety Hub staff are full staff users unless noted; Oathtrack is shown at its lowest tier and at the $7.99 tier that includes the resident portal; processing fees and the quote-based vendors are left out because those numbers are not published. The arithmetic is written out so you can redo it with your own counts.

Example 1: one 8-bed house with one staff member

At this size Oathtrack's lowest tier is the cheapest number on the page. If residents need their own portal, the $7.99 tier comes to $63.92 a month, close to our flat $60. Sobriety Hub costs the most because of the setup fee.

Example 2: three houses, 30 beds, four staff

Here the models separate: per-bed pricing grew with the beds, per-user pricing with the staff, and the flat price did not move.

Example 3: ten houses, 120 beds, twelve staff

At 120 beds the per-bed and per-user totals have grown with the beds and staff; the flat price has not. That is not a criticism of the other vendors; it is worth knowing before you fill the beds. For the quote-based vendors, get a written quote and put it in the same table.

What to look for: eight criteria

1. How the price grows. Ask what happens when you fill a bed, open a house, or hire a manager. Per-bed pricing grows with beds, per-user pricing with staff, and a flat price does not move. Ask about setup fees, trials, and whether the term is month-to-month.
2. Whether residents get an app and what it costs. Some vendors reserve the resident side for a top tier. If curfew check-ins, meeting check-ins and pass requests depend on residents having the app, that decides which tier you actually need.
3. Rent and program fees. Look for weekly, monthly or daily schedules, partial payments tracked against a balance, and the methods residents actually use: card, Cash App, Zelle, Venmo, cash and check, with in-app card payments recorded automatically.
4. Drug and breath test log. Each UA or BA should record the date, kind, result and substances, and a pending result should be loggable now and completed when the lab comes back.
5. Passes, curfew and meetings. Overnight and multi-day passes requested by the resident and approved by staff, curfew GPS check-ins, and meeting attendance with GPS check-in plus an AA/NA meeting finder.
6. Agreements, forms and intake with e-signature. A signed copy should record name, date and time, and IP address, and print to PDF. Staff should be able to pre-fill an agreement before sending it. Intake should be an online application link per home with a house dropdown, editable questions, a flag on a disqualifying answer, and applications landing in a pending list. SSN and ID should be stored encrypted, last four digits visible.
7. Outcomes measurement. Funders ask for retention and follow-up numbers. Look for check-ins at intake, monthly, quarterly, at exit, and 30, 90 and 180 days after exit, built-in measures such as housing status, employment and recovery capital, custom questionnaires, and CSV export. 8. Security, roles and the way out. Encryption in transit and at rest, and regular backups. House-scoped managers, with the owner able to hide medications and documents from them. CSV import in, exports out, month-to-month term. More on compliance and documentation.

Switching from One Step, Behave Health or Oathtrack

Most of a switch is moving your records, and you should not have to retype them. Sober Living Companion imports from a CSV or spreadsheet export. We have moved operators off One Step and Behave Health exports, and the same route works for Oathtrack or any system that lets you export a resident list.

What to export

• Resident list, current and past: name, phone, email, house, bed or room, move-in date, status, and move-out date and reason if you track them. A CSV or spreadsheet works best.
• Houses and their bed counts. If your system does not export them, a simple list is enough.
• Payment history: the ledger or payments report with dates, amounts and methods, where your system offers one.
• Documents and signed agreements: the files themselves, usually PDFs, so they can be attached to each resident's record.
• Your house agreement and application questions: a PDF agreement can be converted into a reusable e-signature template, and your intake questions become your online application link.

If your current system only produces a PDF report, send it anyway and we will see what can be read from it; a CSV or spreadsheet is more reliable, especially for payment amounts.

What moves over

Residents (current residents on your roster, past residents kept on record), houses, payment history where your export includes it, and documents. Anything that is not in the export does not move, so check the imported records before you cancel your old system.

How long it takes

It depends on how much data you have and how it is exported. A roster import is often done the same day; years of payment history or documents across many houses take longer. Residents then link their free app with a house join code or QR code. There is no implementation fee, and the membership is month-to-month, so if it does not work you cancel and leave.
